Legalese on pop-up landing pages

Hi,
What’s the easiest way to have shop pages that you build frequently have a section for a disclaimer or small print, etc at the bottom of them.

  1. Website Header / Nav
  2. Stuff in content editor page
  3. Wines
  4. Disclaimer
  5. Footer

I find myself wishing there was just a field in the page properties or something. Do I have to create a new content block each time, and add that to the HTML files and parse that? Thanks for any suggestions.

I should add that the disclaimer should be thought of as always unique for every landing page occurence, and not all shop pages need one at all.
